Building a Custom Home? 3 Overland Park Neighborhoods to Consider

If you're thinking about building a custom home in Overland Park, it's probably pretty easy to picture the fun stuff. A beautiful kitchen, the perfect floor plan, a dreamy outdoor space, and all those little details that make a home feel like yours.

But before you start choosing countertops and collecting inspiration photos, there's one decision that deserves your attention first.

Where are you going to build?

You can change the flooring. You can update the kitchen. You can even remodel an entire house. But the location? That's one thing you can't renovate.

And with so many beautiful homes in Overland Park, KS, choosing the right neighborhood can be just as exciting as designing the home itself!

If you’re looking for a place to build in South Overland Park, I have three neighborhoods I'd put on your list. Each offers something a little different, and understanding those differences is an important part of finding the right place to put down roots.

1. The Sanctuary: A Little More Nature, A Lot More Charm

If you love the idea of coming home to beautiful surroundings, mature trees, and a neighborhood that feels tucked away from the busyness of everyday life, The Sanctuary is worth exploring.

Located near 173rd Street and Quivira Road, The Sanctuary is a luxury community that embraces its natural setting. Think wooded homesites, a winding creek, walking trails, and lovely green spaces woven throughout the neighborhood.

It's the kind of place where the setting is part of what makes a home feel special.

Why I'd Consider Building Here

For me, one of The Sanctuary's biggest draws is the opportunity to create a home that feels connected to its surroundings.

Maybe you've always pictured a covered patio overlooking the trees. Or perhaps you'd love a backyard with a little more privacy and room to entertain. Those are the kinds of details that make choosing the right homesite so important.

The neighborhood also offers amenities like a clubhouse, pool, and pickleball courts, so there's more to enjoy beyond your own backyard.

My Take: If natural beauty, peaceful surroundings, and a luxury custom-home setting are at the top of your wishlist, I'd put The Sanctuary on your radar.

2. Wild Horse: Fresh Possibilities in South Overland Park

There's something exciting about being part of a newer neighborhood. Everything feels fresh, there's a sense of possibility, and you get to watch the community take shape around you!

That's part of the appeal of Wild Horse.

Located near 179th Street and Switzer Road, Wild Horse is a thoughtfully planned community in growing South Overland Park. With attractive new homes, green spaces, and convenient access to shopping, dining, and everyday essentials, it's an appealing option for buyers looking to build in this part of the metro.

Why I'd Consider Building Here

One thing I appreciate about exploring a newer development is the chance to think about the bigger picture.

Yes, you're choosing a homesite. But you're also choosing the community that will develop around it.

Where will future homes be built? What will the neighboring lots look like? How might the neighborhood change over the next few years?

These are questions worth asking before making a commitment.

It's also important to understand any builder requirements or architectural guidelines. If you've already found a custom home builder near Kansas City that you'd love to work with, you'll want to confirm whether that builder can build in the neighborhood.

My Take: Wild Horse is worth a look if you're drawn to newer construction, a well-planned community, and the opportunity to put down roots in a growing area of South Overland Park.

3. Sundance Ridge: Beautiful Views and Plenty to Enjoy

If you love a neighborhood with a little personality, beautiful scenery, and plenty of ways to spend time outdoors, let me introduce you to Sundance Ridge!

Located along 175th Street between Mission Road and State Line Road, Sundance Ridge is a master-planned community that makes the most of South Overland Park's rolling landscape.

With three distinct neighborhoods, Big Sky, Red Fox Run, and Archers Landing, there are different settings and homesite options to explore.

And the amenities? There's plenty to love, including swimming pools, a clubhouse, parks, recreational spaces, and walking trails.

Why I'd Consider Building Here

What stands out to me about Sundance Ridge is its terrain. Not every homesite is perfectly flat, and that can actually be a wonderful thing when you're designing a custom home.

A sloped lot, for example, might create an opportunity for a walkout basement, an elevated deck, or outdoor living spaces that take advantage of the surrounding views.

Of course, those same features can also influence your construction plans and costs, which is why it's so important to evaluate the lot before you fall in love with a particular design.

I always encourage buyers to look beyond the neighborhood amenities and really consider what an individual property has to offer.

My Take: If beautiful landscapes, outdoor amenities, and an active community atmosphere sound appealing, Sundance Ridge deserves a spot on your list.

Before You Fall in Love with a Floor Plan, Let's Talk Homesites

Here's something I wish every buyer knew before starting custom home construction: not every lot is going to work for every home.

And finding that out after you've spent weeks perfecting your dream floor plan? Not exactly the surprise we're hoping for!

When you're comparing Overland Park homes and potential building sites, there are a few things I'd encourage you to think about.

What Should You Look for in a Custom Homesite?

  • The lot itself. Is it level or sloped? Does it offer the privacy or views you're hoping for? Will it accommodate the size and style of home you want?

  • The neighborhood guidelines. Some communities have approved builders, minimum square footage requirements, or architectural standards that can influence your plans.

  • What's around you. A beautiful homesite is wonderful, but don't forget to consider neighboring properties, nearby roads, and future development.

  • Your everyday routine. How close are you to the places you visit most? Does the location make sense for your commute, activities, and the way you spend your time?

  • The overall investment. The price of the lot is only one piece of the puzzle. Site preparation, grading, utilities, landscaping, and design choices can all affect your total budget.

And here's one more piece of advice: Go walk the lot!

Photos, maps, and neighborhood renderings are helpful, but there's nothing quite like standing on a potential homesite and getting a feel for the space.

You might notice something you absolutely love. Or you might realize that the property isn't quite what you had in mind.

Either way, it's valuable information to have before making such an important decision.

The Right Neighborhood Makes All the Difference

When people ask me about the best neighborhoods in Kansas City for building a home, my answer is usually the same: it depends on what you're looking for!

Some buyers love the peaceful, wooded setting of a community like The Sanctuary. Others are excited by the fresh possibilities at Wild Horse or the rolling landscapes and amenities of Sundance Ridge.

There's no single neighborhood that's perfect for everyone. And that's what makes the search so personal.

If you're relocating to Kansas City, getting familiar with these communities is an especially important part of the process. Neighborhoods that look similar on paper can feel completely different once you've spent time exploring them.

It's one of the reasons I love helping buyers find their place in the Kansas City area. Getting to know what matters most to you, introducing you to neighborhoods you might not have considered, and helping you think through the details that will make a difference long after move-in day.
